Well, the one good thing about getting bad-house-news is that I drown my sorrows in house-design. So, while we ponder how to come up with the excruciating fees to hire out replacing the out-of-date, not-to-code, and under-powered electric panel in order to SIMPLY turn on our new oven, I spent some time working on something lovely like curb appeal to take my mind off the bad things.
I’m seriously in love with the trend of the Austin modern farmhouse so, I’m playing with the idea of white house with black trim and a bright colored front door. We had a black fence at our last house and we loved it, so I’d like to bring that to Leo. The hacked photoshop mockup is way too heavy-handed on the trim… it wouldn’t be that heavy in real life at least as long as we get our pro painter over here to help. (Mom – you ready to paint outdoors?)
And we like the look of pea gravel all along the front but, it is actually functional. The yard slopes toward the house and without gutters (before us) – there was basically a swamp up against the foundation anytime it rained (blerg again) so we’ll be installing french drains all along and pulling out most of the plants from in front to keep it nice and drained.
So here you go… my happy thought for the day:

Love it! so nice.
Like it, like it. This house just keeps on giving! We are going to need larger panel to update our kitchen. Can’t wait to see what that will cost! I’m trying to get all the details sorted out for our kitchen remodel before we start. so far planning Quartz countertops,Frosty Carreras, Heath tile backsplash using 2×8, 2×2 in Flemish bond pattern with random glass mosaic 1×1 . I’ll forward a photo of a paper mock up I did. Tile will be stone white. Lots of white but I’m keeping wood cabinets so need light. Also will lose the big florescent light fixture and replace with can LED lights . Stll have’t gotten hood yet but close to getting Kobe or Zephyr. Do you have recommendation for hood. Next is floor choice. We are sitting a long weekend for Mitsi and then going to NYC in mid December. Life keeps getting in the way. Looks like January before we get going. wish I had some of the McKirdy/Blase jump right in genes. Love to all.Aunty Margaret
Aunty Margaret – I CAN’T WAIT TO SEE IT! Sounds just so lovely. For our hood Marc found one for a super deal at Sears outlet, I don’t even know what brand… we are on a bit of a budget here these days. 🙂 Especially after the news of the electrical panel – such a bummer… ours is going to cost about 25% of our initial renovation budget. Surprise!
